CPS Land Difference
All CPS Land communities begin with a well thought-out plan. Using
a hands-on approach, CPS works closely with the builders, land planners,
landscape designers, engineers and architects to achieve the long-term
goals of each individual community. Our master-planning approach
emphasizes preserving natural elements of the land, as well as including

Both partners of CPS Land live in Middle Tennessee and enjoy well-established
reputations in the real estate community. Yet they consistently
track national development trends and apply the best ideas from
other markets to meet the special needs of builders and local homebuyers.

Our Credentials
Allen Patton, Partner
With over 25 years of real estate experience, Allen Patton's background
includes both residential and commercial development.
Prior to forming CPS Land, Mr. Patton most recently served as Managing
Director of Nashville Operations for America General Land Development.
In that position, he was responsible for overseeing Feildstone Farms, the number one master-planned residential community in Tennessee and the Crossings at Hickory
Hollow, a 370-acre commercial development. Previously, Mr. Patton
was vice president for Nashville based The Mathews Company, a leading
real estate company involved in development, construction, sales
and leasing. He began his career in 1974 with Intreal Company, a
real estate joint venture company with investments in 17 states.
A veteran of the United States Navy, Mr. Patton is a graduate of
Duke University with a graduate degree from the Kellogg Graduate
School of Management at Northwestern University.
R. Dudley Smith, Jr., Partner
Dudley Smith has been involved in site planning, engineering, design
and development since 1978. From 1985-1997, Mr. Smith served as
vice president of land acquisition; land planning, design and development
for Fox Ridge Homes, a Brentwood, Tennessee-based home building
and Real Estate Company that has developed over 40 Middle Tennessee
communities. At Fox Ridge Homes, he was responsible for identifying
and overseeing land acquisition, as well as, managing all infrastructure
design and development of more than 3,000 Fox Ridge Homes, including
five town home communities.
Mr. Smith is also the president of the Villages of Mount Juliet, a land
investment company.
He began his career in this field as vice president of Cumberland
Tectonics and Southern Consultants, a local planning, and engineering
and landscape architectural firm.
Mr. Smith is an engineering graduate of Southern Polytechnic State
University (formerly a division of Georgia Tech).
